Translation and notary certification of the passport of purchaser into Turkish language Approximate cost of 300TL up to 400 TL (november 2022)

The real estate valuation report is mandatory when purchasing property in Turkey. The Land Registry Office accepts appraisal reports prepared only by SPK-authorized experts. SPK is the Capital Market Board in Turkey called Sermaye Piyasası Kurulu.

The amount of the appraisal report will be paid directly to the Real Estate Department of Land Registry and Cadastre. 

The cost of the appraisal report depends on the type and the square meter of the property and is announced for the year 2022 between 1092 TL and 3678 TL.

In Turkey, every house must have DASK earthquake insurance. The cost depends on the insurance company where it will be closed. The approximate price in 2022 is between 300 TL and 350 TL

 

In case you don’t understand and can’t write Turkish, you are obliged to have a sworn translator at the time of signing the title deed. The sworn translator will be assigned by the Translation Department of the Land Registry and Cadastre.  The approximate cost is between 1500 Tl and 2000 TL for the year 2022.

 

The Land Registry and Cadastre Office charges 4% of the property value which is declared as the sales price on the title deed. The declared amount is often less than the real sales price of the property at the local council.

By law, it is set that the 4% of title deed tax should be paid 2% by the seller and 2% by the buyer. But in practice, the buyer is paying the total 4% title deed tax.

Circulating Capital (Döner Sermaye) and Cadastre Tax (Tapu Kadostro Harcı) are set yearly fixed by the Land Registry and Cadastre Office, approximately max 1800 TL for the year 2022.

houseinnTurkey charges as commission  4% of the real estate values, plus 18% VAT, as per Article 20 of the Regulation on the Trade of Real Estate, published by the Ministry of Customs and Trade in the Official Gazette numbered 30442.

The 4 % is distributed between the buyer 20% and the seller 2% equally.
